Sheffield-based and founded while part of Emerge, the University of Sheffield's startup incubator. We're a small, focused team building tools that make the UK rental experience better for landlords and tenants alike. We're currently working with university accommodation providers and letting agents in early co-design partnerships.

The biggest change to UK lettings law in decades. Here's how we're building HOMEi to keep landlords on the right side of it.
Section 13 Rent Increase Tracker
Rent can now only increase once per year with 2 months' written notice. Errors invalidate the increase entirely. HOMEi will store and track your Section 13 notices with automated reminders.
Section 8 Evidence Pack Builder
With Section 21 abolished, possessions must use Section 8 with documented legal grounds. HOMEi stores every inspection, maintenance request and message with timestamps for court-ready audit trails.
Section 4A Compliance Tracker
Student landlords must serve notice between 1st May and 30th July with 4 months' notice. Missing the window adds significant risk and could mean waiting a full year. HOMEi will alert you when the window opens and track deadlines.
Termination Notice Storage
Termination notices must now be issued in writing or email and stored as legal records. HOMEi will automatically create a permanent, timestamped record of every notice.
Prescribed Information Delivery
Landlords must provide tenants with the Government Information Sheet. Failure risks fines of up to £7,000. HOMEi will send, track and store delivery confirmation automatically.
